Terms & Conditions

APARTMENT ALLOCATION:  The specific apartment reserved for you has been allocated in good faith. However, there may be a need to transfer your reservation to a different apartment of equal or better standard due to unforeseen circumstances. The agreed rate will not be affected. We will endeavour to contact you prior to your arrival to inform you of any change. 

PAYMENT:
Short term bookings to 28 nights:  Payment by credit card, direct deposit or cash is to be made in full on or prior to arrival.
Long term bookings 28+ nights:  Payment of 4 weeks is to be made in advance.  Thereafter, payments are to be made 2 or 4 weekly in advance by credit card or direct deposit. Additional days (less than a week) will be charged on a pro rata basis.
Extended bookings 3 months+: Payment of one month is to be made in advance from the day the reservation is secured. Thereafter, 4 weekly payments to be made in advance by credit card or direct deposit. 
Any alteration to the aforementioned payment timeframe must be negotiated and agreed to in writing prior to arrival. If payment is in default of the agreed timeframe management reserves the right to terminate any contract immediately.

The following cards attract a charge: AMEX 3.5% and DINERS 3.13%.
Cheques will not be accepted as payment unless received, banked and cleared 10 days prior to arrival.

CANCELLATIONS OR CHANGES TO BOOKINGS:
Short term bookings to 28 nights:  A minimum 72 hours notice is required for a cancellation or alteration to any short term booking. 
Long term bookings 28+ nights:   A minimum 7 days notice is required for a cancellation or alteration to any long term booking.
Extended bookings 3 months +:   A minimum of two week’s notice is required for cancellation or alteration to any extended booking.

PENALTY:
If the period of stay is reduced for any confirmed reservation, the rate will alter to reflect the advertised rate for the period stayed. 
If notice of alteration is not received by the set timeframe a penalty equivalent to 3 night’s accommodation will be charged for any short-term booking, one week’s accommodation for any long-term booking and two week’s accommodation for any extended booking at the rate associated with the apartment reserved.
Management reserve the right to refuse entry or to discontinue any tenancy for reasons, but not limited to, non payment of accounts, damage to property and disturbance.

SECURITY:
The occupant’s credit card details are required as security when making a reservation even if the occupant is not making payment for accommodation.  The details are held to cover costs such as; utilities – as outlined in “fair use”; damage caused to the apartment and/or property; extra cleaning beyond our standard clean, as outlined below. 

CLEANING:
Apartments are serviced on a weekly basis if reservations are in excess of 7 days. Please ensure the apartment is tidy on the day of your allocated service to enable the housekeeper to service the apartment effectively. This service includes changing the sheets and towels, cleaning the bathroom, dusting, vacuuming and washing the floor. Dishes, rubbish removal, cleaning cooking debris and general tidying are not part of the usual housekeeping chores and are the responsibility of the guest.  Any service that requires extra time beyond the allocated service will be on-charged to the occupant. We are happy to arrange extra time for our housekeepers to perform tasks beyond the regular service if requested.  This will be on-charged at an hourly rate of $30.00 ph.

SMOKING inside the apartment is strictly prohibited. If there is evidence of smoking your booking will be terminated and a fee of $300.00 will be deducted from your credit card to cover down time of the apartment while the specialized procedure of ‘ozone air exchange’ is performed to eliminate odours within the apartment.  In addition, curtains, carpet, quilts and blankets will need to be professionally cleaned. Please ensure doors and windows are closed if smoking on balconies or in courtyards.

FAIR USE
BROADBAND: As a convenience to our guests Adelaide Dress Circle has provided an exceptionally fast broadband service, far beyond the industry norm for accommodation providers. This service is provided for data download for general use. Downloading movies, music etc or use as an entertainment system or remote backup service is NOT considered “fair use”. The daily allowance is 500M. Charges apply for additional use.

ADDITIONAL CONDITIONS:
The number of guests should not exceed the number stated on the booking confirmation form.  An additional charge will apply if management has not been advised of extra guests.  Management reserves the right to refuse such a request.

Disturbance to neighbors, including excessive noise, is prohibited and may result in eviction without refund. Apartments are for domestic use only. Parties and Functions are strictly prohibited.

Damages or breakages of furniture or furnishings must be reported to us immediately. If breakage is caused by negligence the cost of repair/replacement will be met by the guest.

Adelaide DressCircle Apartments shall not be responsible or liable to compensate guests for loss, theft or damage of personal property brought into the apartment or in the immediate vicinity of the apartment. This includes motor vehicles in allocated parking spaces. We suggest you have insurance to cover your personal items.

PETS are strictly prohibited. Additional cleaning charges will apply if this condition is breached. A fee of $300.00 will be deducted from your credit card to cover down time of the apartment for cleaning.

Lockouts will incur a $20.00 call-out fee or $50.00 call-out fee after-hours (6pm – 6am).
Loss of keys will incur a replacement charge of up to $150.00. (Lock will need replacing)
Loss of Remotes will incur a replacement charge of $100.00.
Loss of Access cards will incur a replacement charge of $50.00

Return of Keys: Please contact the office the day before vacating for instruction on returning keys.

CHECKOUT is by 10:00am unless prior arrangements have been negotiated. Apartments are to be left in a clean and tidy state. (Ref. Cleaning) Extra cleaning fees will apply if this condition is breached.
